Most DFW homeowners only think about their roof after something goes wrong — a leak, a storm, or a failed inspection during a home sale. By then, small problems have become expensive ones. This checklist gives you the items to look for from the ground, what to check in the attic, and when to call a professional rather than doing it yourself.

When to Inspect Your Roof in DFW

  • Spring (March–April): After hail season begins. Check for storm damage before it becomes a major problem.
  • After any significant hail event: Even if you see no obvious damage from the ground, hail impacts are often invisible until water infiltrates weeks later.
  • Fall (October–November): Before winter rain season. Address anything found before ground conditions get saturated.
  • Before listing your home for sale: Buyers’ inspectors look at roofs hard. Know what they’ll find before they do.

Ground-Level Inspection (Safe — No Ladder Required)

Stand at multiple corners of your home and walk the perimeter with binoculars. Look for:

Shingle Condition

  • Missing shingles — any bare decking visible?
  • Curling or cupping shingles — edges turning up or center buckling
  • Obvious cracking or broken tabs
  • Dark streaks or moss/algae growth (common on north-facing sections)

Ridge and Hip Condition

  • Ridge cap shingles intact and aligned? Missing or displaced ridge caps are a common storm damage item
  • Any separation at the ridge line?

Gutters and Drainage

  • Gutters hanging straight? Any sections pulling away from the fascia?
  • Downspouts intact and directing water away from the foundation?
  • Granule accumulation at downspout outlets? (A cup or more after a rain event is significant)

Flashings

  • Metal visible at chimney base and sides — does it look tight to the masonry?
  • Step flashing visible at roof-to-wall junctions (dormers, additions)?
  • Rubber boots around pipe penetrations — any visible cracking from the ground?

Attic Inspection (Interior — Do This During the Day)

Your attic tells the story your ceiling doesn’t. Bring a flashlight and a bright work light. Look for:

  • Daylight: Any pinpoints of light through the decking mean gaps. If light gets through, water does too.
  • Water staining on decking: Dark staining or discoloration on the underside of the deck boards indicates past or active leaks. It may be dried now but it happened.
  • Soft or spongy decking: Press gently on deck boards. Any softness or give indicates moisture damage.
  • Mold or mildew: Black or green growth on rafters or decking, especially near the ridge or at penetrations.
  • Wet insulation: Fiberglass batts that are wet or clumped are a leak indicator. Pull them back carefully and check the decking beneath.
  • Ventilation check: Can you see the soffit vents from inside the attic? If they’re blocked by insulation, your attic is overheating in summer.

After a Hail Event: Specific Checks

Standard ground inspection isn’t enough after a significant hail event. Hail damage on shingles is often only visible close-up:

  • Check metal components you can safely access from the ground: gutters, downspout caps, window AC units, garage door panels — fresh dents with clean edges confirm hail size and direction
  • Check your car if it was parked outside — the size of the largest dents tells you the hailstone diameter
  • Call for a professional inspection if you had hail larger than 3/4″ (dime size) — that’s the threshold where shingle damage becomes probable

Document any metal damage with photos and timestamps. This evidence supports your hail damage insurance claim.

When to Call a Professional Roofer

Get a professional on your roof when you see:

  • Any active leak or water staining in the attic or ceiling
  • Missing shingles or visible decking
  • Significant granule loss (gutters full of granules)
  • Any sagging anywhere on the roof line
  • Post-hail event with hail 3/4″ or larger
  • Your roof is 15+ years old and has never been professionally inspected
  • You’re buying or selling a home

Don’t go on your own roof if you’re uncertain about its structural integrity or if it’s wet. Wet shingles and damaged decking are extremely slippery. A professional inspection from Net Roofing LLC is free and includes a written report with photos.

DIY vs. Professional Inspection: What You’ll Miss

Ground-level and attic inspection catch obvious problems. What professionals see that you won’t:

  • Bruised shingles from hail impact (only visible by feel and close inspection)
  • Flashing integrity at all penetrations
  • Valley condition under debris accumulation
  • Exact shingle count of damaged areas (needed for insurance documentation)
  • Decking integrity across the full roof surface
